Home description
The cottage is attached to an old farmhouse, which is occupied by the British family who own the property. The cottage is light and airy with French doors leading from the lounge onto a private terrace. The large gardens stretch away in front of the terrace, which is well equipped with garden furniture, from here there are magnificent views over the garden and the forest right across towards the Belvedere de Avaloir in the distance. There are deer, wild boar and red squirrels and a huge variety of birds in the forest, which is wonderful for walking, cycling and getting close to nature. We have bicycles available for the use of guests. We are situated in a hamlet of just 3 properties and are still within easy reach of a variety of shops, the nearest being in Villaines la Juhel or Pre en Pail. The house is on a sunny rise, adjacent to the forest and a few 100 metres from the house there is a tiny 13 century chapel, which was placed on a junction of an ancient pilgrim trail.
The living room has comfortable chairs, settee and a satellite TV. There are large patio doors leading from the living room. At one end there is a well equipped kitchenette with cooker, microwave and fridge/freezer. There is also a washing machine. The double bedroom has ample cupboard space and a double bed with pillows and duvet. There is a shower room with WC. The cottage is fully centrally heated for those Spring and Autumn breaks.* All bed linen, tea cloths and towels are included in the rental price as is electricity.
The owners are on hand at all times and are happy to help with queries on exploring the area. The cottage also makes an ideal base for property searching in the area and the owners will be pleased to offer help and advice if required.
La Petite Rouvadin is available for Short or Long Term lettings, however we do not accept smokers.
*Please note that there is an additional fuel charge of £5 per day for central heating during the colder months.

The Loire Valley / Mayenne region
The climate here is very similar to the South of England but usually several degrees warmer. Spring starts early here and autumns tend to be very mild.
Villaines la Juhel area
The Alps Mancelles:- The river Sarthe flows through this wonderful area which is only 10 minutes away from La Petite Rouvadin. St. Leonard des Bois is situated in a very pretty river setting with a lovely old church, river walks and canoes. Close by is St. Ceneri de Gerei which is said to be one of the prettiest villages in France – home to artists - their studios are often open, good restaurants. Walk along the river and enjoy the old church with its hand painted frescos and the beautiful views from the path behind the church.
Lassey les Chateaux;- A very attractive old town. The Chateau is open to the public with guided tours available. There are good walks around the town and longer ones taking in all three Chateaux as well as a Matisse Walk.
Domfront:- Is a very lovely mediaeval town. The centre was bombed during the war by the allies and don’t forget to peer through the gate at the end of the castle grounds and read the notice there. Town walk maps are available at the tourist office by the castle entrance.
Bagnoles de l’Orne:- Is our local “ Belle Époque” Spa town, amazing buildings, a casino, fine shops and restaurants. Good walking and wooded adventure play area – pony rides, pedalos, tennis, golf and riding stables.
Jublains:- A very large scale Roman Town, excellent museum also fort, theatre, temple and baths. A wealth of information.
Mayenne:- Our riverside town with the oldest castle in Europe, shops, cafes, supermarkets – electric boats for hire from the Halte Fluviale. In the little town nearby of Fontaine Daniel you will find the centre of fabric making.
Carrouges:- With a beautiful Chateau, the headquarters of the National Park.
St. Loup du Gast:- Has a Velo rail a unique form of transport. There are dozens of walks and a lovely picnic area down by the river Mayenne.
Ambrières les Vallées:- Is a pretty town on the riverside. There are canoes and pedalos available by the leisure area and nearby at La Haie Traersaine there is a water sport centre with windsurfing and sailing.
About ¾ of an hour’s drive away you can visit: Laval:- Is the “county town” of the Mayenne with a very attractive old town centre, boat trips on the river and shopping of course. Alencon The county town of Orne, in Normandy, centre of the lace making trade with a lace museum, good shopping, castle and grounds to enjoy.
Sillé Le Guillaume:- A pretty little town but it has a very large lake nearby if you follow signs to “la plage” with beach area and swimming, pedalos and lovely forest walks as well as bike trails, pony rides and so forth. A place to enjoy summer and winter.
Sainte Suzanne:- A lovely medieval town with jousting on Sundays in the summer – marvellous walks around the walls down to the millstreams below the town. Then go on to the Caves at Saulges OR The Tatin Museum at Cosse le Vivienne.
Fougeres:- Boasts a wonderful castle which is often used in film sets such as Joan of Arc as it is one of the best preserved very large castles in France. There are excellent gardens to visit in the vicinity.
How to get there
Cheap flights are available from East Midlands or Stanstead to Dinard which is approximately 2 hours away. Further details indoors: We provide all linen and towels. The well equipped kitchen is also equipped with basic neccessities such as salt, pepper, tea, coffee, sugar etc. We have provided cleaning materials in both kitchen and bathroom.
There will be a small welcome pack available on arrival which will contain some items to help you settle in.
Further details outdoors: The garden overlooks the Forest de Pail and has wonderful views all round. There is a large terrace attached to the Gite for exclusive use by our guests and this is fully equipped with garden furniture including a BBQ.
La Petite Rouvadin is situated in an ideal position, set deep in the heart of rural France in an area of particularly outstanding natural beauty, close to the borders with southern Normandy and with Brittany. The outstanding scenery of the Alpes Mancelles and Sarthe river are 10 minutes drive away.

The garden is shared with the owners although we try to respect the privacy of our guests at all time.
The gite is strictly No Smoking
The Security/Damage Deposit is paid with the final payment 8 weeks before arrival. It is used to cover the cost of any damage, breakage, poor cleanliness etc. The gite is to be left in a clean and tidy condition on departure. The deposit will be returned by post after departure, less any deductions for damage, breakage or any excessive cleaning required.
Conditions
Cancellation of the booking by the holidaymaker should be made in writing. If such cancellation is made prior to eight weeks before the start of the holiday then the holidaymaker’s liability shall be limited to the forfeit of the deposit paid. If cancellation is made within eight weeks of the start of the holiday then the full rental amount will be forfeit. The owners strongly recommend that the holidaymaker takes out suitable travel insurance to cover any loss due to unforeseen circumstances leading to cancellation of the holiday. Should the property become unavailable due to circumstances beyond our control, a full refund will be given. Any refund is restricted to the property hire costs.
